Can a nearby railroad train cause foundation issues?
I'm thinking of purchasing a home about three blocks west of a nearby train track. The home is only six years old but we noticed the driveway and porch are sinking, which we can live with. But i'm concerned about the foundation and what is not visible to the eye. can the vibrations of a train cause your foundation to shift or crack? the noise is not an issue because they just started doing the no horn zone so there is not train noise. but i am concerned about the home itself. please let me know.
Guess it could be possible. It might be more of a problem if the soil is largely sandy.
Also, think about what a train sounds like three blocks away at 1:00 a.m. in the morning. Do you think you could really get used to that? Noise isn't the problem, it'll be the vibrations. Sounds like your the Realtor must have told you "they just started doing the no horn zone" to sell the property. Remember they get 6 to 7% of the sale cost.
If I were you, I'd pay a call on the neighbors with out the helpful Realtor. They may tell you of stories of pictures falling off the wall, cracked paster or who knows what.
What we do know is that it's a buyer's market out there. We also know that Realtors make commission. If you buy it, you'll have to live there, I'd check it out with the people who lives around the house and not rely on the "they just started a no horn zone here." Sit in your car three blocks from a train track and wait til a train passes. Horn or no horn, I'll bet it'll nearly shake your fillings out.
Ask your Realtor about the vibrations. Look for cracked paster, etc. Watch for silly remarks like "that doesn't happen anymore." They'll tell you anything to sell you a house whether or not it's right for you. The real estate industry has been hit hard recently and most of those agents have boat payments. Ask your realtor how big his/her boat is? See what the reply is.
